From our Marbella office we carry out interior finishing work throughout the municipality, including San Pedro Alcántara: gotelé removal, skimming, painting, door lacquering, floors, non-bathroom tiling, plasterboard and suspended ceilings. Work in apartment buildings is planned around the community’s rules; villas often call for platforms for tall spaces and careful finishing of large walls. Send photos and the approximate floor area for a first estimate.
What kind of homes are typical in Marbella?
Marbella combines very different types of property within one municipality. In and around the town centre there are apartment blocks of various ages, many of them with the textured walls, varnished doors and terrazzo or tiled floors typical of their era. Along the coast and on the urbanisations, there are apartment complexes with communal gardens, townhouses and detached villas, some built recently and many dating from earlier decades of the resort’s growth.
Each type brings its own finishing needs. Older flats often call for gotelé removal and door lacquering; villas more often for large, flat walls, tall spaces and lighting built into ceilings.
Which jobs do owners in Marbella ask for most?
The requests we receive most often from Marbella owners are smoothing textured walls in resale apartments, repainting whole properties before a sale or a new letting season, lacquering dark doors white, and adding plasterboard ceilings with LED coves in living rooms and hallways. New floors, usually porcelain tile, often join the job.
See our gotelé removal, interior painting and suspended ceilings pages for how each service works.
How do you work in apartment complexes?
Many Marbella apartments sit in complexes run by a community of owners, often with an administrator and sometimes with security staff at the entrance. Access for workers and materials, use of lifts, parking for unloading and permitted working hours are typically set by the community. We ask you to share any community rules before the start date and plan around them.
The Ley de Propiedad Horizontal asks owners to inform the community’s representative before altering elements or installations of their flat. Even for decorative work, letting the administrator know the dates helps everything run smoothly.
What changes when the property is a villa?
Villas tend to have larger rooms, double-height living spaces, stairwells and long walls. Painting or skimming these needs platforms or scaffolding and more set-up time, and the quality of the surface matters more, because light from big windows and terraces shows every imperfection across a wide wall.
Exterior painting and façade work for villas are handled by our sister site reformavillascostadelsol.eu; on this site we focus on the interior.
What about holiday lets and second homes?
A good share of Marbella properties are second homes or holiday lets. For these, timing matters: the work must fit between bookings or before the owner’s next stay. Tell us the date the property needs to be ready and we will tell you honestly whether the scope fits.
For owners abroad, the first step is the same as for anyone: photos of each room, a close-up of the wall texture and the approximate floor area by email or WhatsApp. For the final quote we visit the property, so we need someone to give us access.
Does the coastal climate affect the work?
In general terms, homes near the sea face humidity, strong sunlight and, in properties closed for long periods, condensation. We take these into account when advising on finishes for rooms that stay shut, on floors near terrace doors, and on colours for walls that receive direct sun. Where mould or damp is already present, the cause should be addressed before redecorating.
How do I get a quote in Marbella?
Send photos and the approximate floor area through the form, by WhatsApp or by calling +34 613 656 443. We prepare a first estimate and then visit for the final itemised quote. Our flooring page covers floors if you plan to change them at the same time.
